Before completing the maintenance request form, please read the Troubleshooting Guide provided below. Completing these steps can save you time and money! Tenants may be charged for a service call if the service person determines that the tenant failed to perform routine maintenance task as outlined below.

If this is a Water Emergency, please immediately turn off the water to the problem area. Water shut offs are located on the water lines to toilets, sinks, water heaters, etc within the home.  If you are unable to turn off the water line or if this does not stop the water flow, please call or emergency line 262-496-4441.  Then complete the online repair request form in your portal to notify us of the issue.

Trouble Shooting Guide

  1. Smoke Detectors won’t work when tested: Press the test button or test with approved smoke detector smoke spray, replace battery, if unit is sealed replace entire unit.
  2. Smoke Detector beeps: replace battery, if unit is sealed replace entire unit.
  3. No power to plugs or switches: Check and reset breaker panel. Self help video to reset a breaker  Check and reset all GFI (Ground Fault Indicator) outlets (located in kitchen, bathrooms, utility rooms, and garages other non GFI outlets may be on that circuit as well). Self help how to reset GFI.  Check if plug works off a wall switch, it is possible it is a switched outlet and may just be turned off.
  4. No power entire house: check if neighbors have power. Call WE Energies power outage line to check if there is an outage in your area.  Log into there website to check for outage in your area https://www.we-energies.com/outagemapext/
  5. Garbage disposal doesn’t work: Garbage disposal self help video  When on, do you hear a buzz? If you do not hear a buzz, hit the reset button on the bottom of the disposal and test. If you hear a buzz, turn off disposal and unplug from wall. Mounted on the side of the disposal or side of cabinet may be an Allen Wrench. Put the wrench in the center shaft and gently twist back and forth (this un-jams the disposal). Remove the object that is causing the obstruction, turn back on, and test.
  6. No hot water: Check and reset breaker in power panel.  Check the temperature setting and make sure it is set to a medium temperature, not on low or vacation mode.
  7. Plumbing or fixtures leak: Turn off water fixture, turn off water at supply line and notify your property manager immediately.
  8. Water leak Uncontrollable:  Turn off main water supply to house.  Video to turn off main water supply

  10. Toilets:   If your toilet is blocked:Blocked toilets are usually caused by something blocking the system, and will need to be unclogged. Flush the system once, and use a plunger to gradually pump the blockage through the system. Avoid flushing the toilet too much while it is blocked, as this will cause an overflow.

    There is no blockage, but the flush mechanism will not work:  To diagnose the issue of a non-flushing toilet, remove the cover on the back of the toilet to view the flushing system and make sure the flapper element is attached and working.  If the chain is disconnected or broken you can flush by lifting the flapper in the bottom of the toilet to temporary operate the toilet.

  11. No heat: Check thermostat batteries and settings. Check that furnace covers are in properly. Check that a switch that looks like an ordinary light switch is turned on (located in or near the furnace room). Check furnace filter, replace if dirty.  Did you pay your utilities on time or issue an order to disconnect the utility?  Replace furnace filter video

  13. Dishwasher won’t drain: Clean food out of bottom of dishwasher.
  14. Dishwasher grinds or no water is coming in: Turn off, if no water is on the bottom pour two large glasses of water into the bottom and re-start. If problem continues, call your property manager and discontinue use.
  15. Calcium build-up in Dishwasher: Pour a little bit of vinegar in the dishwasher and run while empty.
  16. Refrigerator too warm or too cold: Check if thermostat in refrigerator is set correctly.
  17. No Air conditioning: For Central Air units. Check all circuit breakers. Clean and replace furnace filter and test. Make sure outside unit is not clogged with grass or debris.
  18. Blown circuit/no electricity: Check all breakers, flip them hard to the OFF position and then hard to the ON position.   Self help video to reset a breaker
  19. Filters: It is the tenant’s responsibility to change furnace filters.
